Now that Autumn is upon us, the last of the leaves aren't the only things plummeting. The air temperature continues to drop toward (and below) the freezing point, showing us more signs that Winter is just on our heels. Have you prepared your Hidden Valley property for Winter?

Countdown to Winter

Every year homeowners are unexpectedly tasked with working their way through the challenges of dealing with frozen and/or broken water pipes and the damages caused to their property and surrounding properties. Take our word for it- these situations are neither enjoyable, nor easy to fix. To prevent these situations from happening to you (and your neighbors) and to ensure your property survives Winter at Hidden Valley, here are some tips.
  • Set your thermostat to at least 55 to 60 degrees. Your thermostat's "Low" setting is too cold to maintain adequate heat. Please don't forget to leave the circuit breakers on. As a reminder, all condominium owners are required to leave their heat on and set to 55 degrees or higher. Please refer to the Condominium Association Heat Maintenance article below.

  • Turn off the water supply at the main valve. The main valve should be located near your hot water heater. This procedure should be followed year-round, especially in the Winter months. Also, leave your faucets turned open. This will allow the flow of water and prevent the pipes from freezing in the case that the valve should fail. Lastly, if you leave your property for long periods of time, please consider draining the water lines and pouring anti-freeze into the drains, toilet bowls, and toilet tanks.

  • Open cabinet doors below kitchen and bathroom sinks and leave interior doors open. This allows warm air to circulate through the entire unit and will also help prevent musty odors.

  • Reinforce weather-stripping and insulation around exterior openings. Sealing off these areas will prevent cold air from seeping into the unit around windows and doors.

  • Install insulated electrical outlet inserts. Foam electrical outlet inserts can be purchased at any home hardware store. Installing foam electrical outlet inserts can help reduce cold-air drafts from seeping into your home. Additionally, consider installing plastic electrical outlet plug covers.

  • Close the damper on your fireplace when it is not in use. This will prevent down drafts of cold air.

  • Consider swapping out thinner curtains with a thicker, insulated curtain for Winter. The thicker, insulated curtains should be kept closed, so they'll hold the warmth inside and prevent the heat from escaping through drafty or cold windows.

  • Move furniture away from heat sources. When furniture is placed in front of or overtop heat sources it can prevent the warm air from properly circulating throughout the room or house. It can also be a fire hazard.

Condominium Association Heat Maintenance

In accordance with the condominium insurance requirements, Condominium Association homeowners are required to keep their heat turned up to at least 55 degrees during the Winter months from November 15th to March 30th. Hidden Valley Foundation's Condominium Associations include:
  • Highlands Condominium Association
  • South Ridge Condominium Association
  • Summit Village Condominium Association
  • Summit Village Condominium Association Phase II
All homeowners who own properties in the above Condominium Associations should have received their "Heat Maintenance Letter" in October. The letter must be completed and returned to the Foundation Office by November 15, 2019. If the Foundation office does not receive the letter with notice of compliance, an employee in the Foundation's Property Maintenance department will enter your home to ensure that the heat is on and in good working order. Additionally, a $50 service fee will be charged to your assessment account.

If you have not received your "Heat Maintenance Letter," please contact the Foundation office. Condominium Association homeowners whose units are not in compliance with the heat requirements will be responsible for damages to any units or common areas affected by the negligence of frozen and/or broken water lines. Please remember: your thermostat's "Low" setting is too low to comply with the heat requirements set forth by the Condominium Association's insurance.

Get creative with your Thanksgiving leftovers this year. It's easy! Everyone loves a good turkey sandwich, but why not give your leftovers a creative twist?

Thanksgiving is the most wonderful time of year for bringing together family and friends and celebrating thankfulness over good, homemade food. But what happens when you're stuck with all those Thanksgiving leftovers? A good turkey sandwich is a thing of beauty, and microwaved plates of mini-Thanksgiving meals are enjoyable for a short period of time, but we're human and variety is the spice of life, so here are some fun ways to put a twist on your Thanksgiving leftovers.

Cranberry Shortbread Bars

Serves: 16
Prep Time: 10 Minutes
Total Time: 35 Minutes

What You'll Need:
  • 2 Cups of Flour
  • 1 Cup Unsalted Butter Softened
  • 2/3 Cup of Powdered Sugar
  • 1 Teaspoon of Vanilla Extract
  • 3 Cups Cranberry Sauce or Jelly (For Topping Only)

Instructions:
  1. Heat oven to 350 degrees Fahrenheit
  2. In a large bowl, combine butter and sugar and beat until light and creamy. Add vanilla and slowly mix flour in until just combined.
  3. Line an 8-inch sqaure baking dish with parchment paper. Leave an overhang on each side for easy removal. 
  4. Press the mixture into the pan and bake 15-18 minutes or until the edges are golden brown.
  5. Spread leftover cranberry sauce or jelly over top of the crust. Return to the oven and bake another 7-8 minutes. 
  6. Let cool completely in pan before cutting into 2"x2" squares. Store in airtight container in the refrigerator for up to 3 days.

Turkey & Mashed Potato Bites

Serves: Unknown
Prep Time: 20 minutes
Total Time: 40 minutes

What You'll Need:
  • 1 Cup of Turkey, Chopped into Small Pieces
  • 3 Cups of Mashed Potatos
  • 1/3 Cup Scallions, Finely Chopped
  • 2 Large Eggs
  • 2 Cups Breadcrumbs, seasoned with Salt, Pepper, Drive Thyme and Sage
  • 2/3 Cup of Shredded Cheddar Cheese
  • Cranberry Sauce or Gravy for Serving
  • Vegetable Oil, for Frying

Instructions:
  1. In a large mixing bowl combine turkey, mashed potatoes, scallions, cheddar cheese and eggs. Place the bread crumbs in a second bowl.
  2. Using a small ice cream scoop, scoop about 3 tablespoons of the mashed potato mixture and roll it into a ball, then roll the ball in the breadcrumbs and set aside. Repeat until all mixture is used up.
  3. Line a baking sheet with paper towels. In a large saucepan or deep fryer heat the vegetable oil until it reaches 360 degrees Fahrenheit. Add a few of the mashed potato bites at a time. Fry until golden brown, turning occasionally. Set on paper towels to drain.
  4. Serve with leftover warmed gravy or cranberry sauce for dipping.

Purpose:
To create a snow removal policy for the Hidden Valley property owners.

Policy Statement:

Snow removal will take place according to the following guidelines:

AREAS COMMON TO THE ENTIRE COMMUNITY
The Foundation will:
  • Plow and salt/anti-skid all roads as needed to keep roads passable for vehicular traffic.
  • Plow parking areas at six (6) or more inches of accumulated snow.
  • Priority will be given to main roads, secondary roads, and parking lots, in that order.
  • Common area pathways (Walking pathways adjacent to roads) will be shoveled as time and manpower permit.

SINGLE FAMILY HOMES
  • Single family homes receive no snow removal services.

TOWNHOUSES AND ZERO LOT LINE HOMES
The Foundation will:
  • Shovel one path up the driveway in order to access the sidewalk, once daily, when snow accumulates six (6) inches or more.
  • Shovel sidewalks, once daily, when snow accumulates to six (6) inches or more.
  • Driveways will not be plowed.

CONDOMINIUMS
The Foundation will:
  • Shovel sidewalks, once daily, when snow accumulates to six (6) inches or more.

Snow shoveling will occur any time from Monday to Sunday between the hours of 7:00 AM and 7:00 PM on a rotation basis.

Ends of driveways will be opened as time and manpower permit.

Ice will be handled at the discretion of the Foundation.

SNOW REMOVAL FROM SIDEWALKS AND DRIVEWAYS ON PROPERTY OWNED BY DISABLED HOMEOWNERS
In addition to the snow removal practices state above, the Foundation will, following receipt of a reasonable written or telephone request from a "disabled" homeowner, remove the snow and ice from the sidewalks and from the driveway path serving that "disabled" homeowner's property. A "disabled" homeowner is one who has a "disability" as defined in the Americans with Disabilities Act- ADA- and other applicable state and local civil rights laws. The snow removal shall occur within a commercially reasonable period of time following the disabled homeowner's request, and also as close as reasonably possible to the time when the disabled homeowner intends to use the sidewalk and driveway path. The Foundation reserves the right to make an independent determination as to whether or not a homeowner is "disabled" as defined by the aforementioned laws. A disabled individual may expedite the aforemented determination of disability by filing proof of said statutory disability with the Foundation prior to his/her request for services.

Reminder: Election Ballots Due

We encourage you to vote in the upcoming election of Directors. Please take time to evaluate each candidate on their ability to serve, to thoughtfully lead, and to convey a vision that advances our community into a strong and vital future. This year, there are seven full voting director seats open.

This year's candidates, in order of their appearance on the ballot, are below (please click on each candidate's name to view their candidacy statement):
For the first time in our community's history, we will be electing a Board of Directors comprised completely and only of Hidden Valley homeowners. Your vote is absolutely critical to the future of our community; your involvement has never been more important.

The Ballot package, including each of Candidate's Statement of Candidacy and the ballot to use for voting was mailed to homeowners in early October. The four  candidates who receive the four highest votes will be elected to a two year term. The three candidates with the fifth, sixth, and seventh highest votes will be elected to a one year term. All terms will begin on January 1, 2020.

Last Call: Homeowner Directory Information Due

With the 2020 Homeowner Directory preparations underway, now is the time to submit new or updated Homeowner Directory Information Forms. This form can be found at the link below.
Detailed homeowner listings that include the owner's name, property address, mailing address, phone numbers, and email addresses are included in the homeowner directory if the owner chooses. The Homeowner Directory Forms are provided at the time of the property closings. Completed forms are returned to the Foundation office with the closing documents and compiled for insertion into the homeowner directory.

Many property transfers and contact information changes have taken place over the last year. Unless homeowners have submitted a new Directory Information Form, detailed homeowner listings will not automatically be published. Additionally, unless otherwise requested, detailed homeowner listings that were published in last year's Homeowner Directory will be published again, this year. If a homeowner wishes to change or update the listing, please complete the Directory Information Form and submit it to the Foundation Office.

The Season Pass Office is open Saturdays and Sundays, 10 a.m. – 5 p.m., beginning November 2 through the start of ski season. Stop by and see us to get your pass picture taken or purchase your Six Tix Packs!

For all of your gear needs, stop by the Hidden Valley Ski Shop to see Mike Demao and his team and check out a huge selection of equipment and apparel from your favorite winter brands. Be sure to ask about the junior season lease program for an affordable way to keep your fast-growing little one in properly-fitted skis and boots!

Resident:  Rick Williams of  2414 South Ridge Place:  The landscapers used Roundup in a way that’s not permitted. Mr. Williams asked what procedures and controls will be put in place to make sure these types of things do not happen in the future.

Response: Board to be meeting with JML to do an in-depth review of what processes the landscapers are using. Coordinate with the landscaper that if spraying takes place a notice will go out to the community.

Committee News

Architectural Control Committee

Did you acquire an ACC Permit in 2018 or 2019? If so, the Hidden Valley Foundation Office is asking those who have obtained an ACC Permit to contact the Foundation Office to notify of completed projects. Please comply with this stipulation that is included in the ACC Permit Approval Letters, as it is important for the Foundation Office to keep the most up-to-date records.

It is absolutely required by the Architectural Control Committee (ACC) Guidelines that all property owners shall have a permit before commencing with any structural or exterior change-this includes painting, pressure washing and sealing decks, roofing, new construction homes, additions, exterior modifications, and propane tanks which must have an enclosure. Drawings for approved styles of enclosures are available at the Foundation Office. There is no cost to obtaining an ACC Permit. The application can be obtained at the link below. For more information about the requirements for submitting an ACC Permit Application, please call Vickie at the Foundation Office (814.443.3001).

Please note: The Architectural Control Committee (ACC) will be meeting the first Friday of every month at 9:00 AM. This schedule will continue through March of 2020. The ACC will begin meeting the first and third Friday of every Month beginning in April of 2020. The committee asks that all ACC Permit Applications be submitted by Wednesday prior to each Friday meeting. Late applications will be accepted, but may be deferred for further review by the committee.

Hidden Valley Race Club

It won't be long until the leaves drop and the snow flies- ski season will soon be here! The athletes, coaches, and parents of the Hidden Valley Race Club (HVRC) are preparing for the 2019-2020 season and another Winter filled with camaraderie, competition, and carving.

HVRC was formed to teach the fundamentals of alpine ski racing and to provide skiers at Hidden Valley with the opportunity to participate in Open Cup, GS races on Hidden Valley's Imperial ski slope. HVRC aims to instill a lifelong love of skiing by teaching young skiers the art and science of ski racing, all while enjoying the best snow in the Laurel Highlands ("Thanks, Hidden Valley Resort snow-making team!"). Whether racing competitively or practicing with the club, racers and parents enjoy the skiing and companionship fostered by the club.

HVRC membership is open to racers age 8 and up who can handle themselves in a responsible manner on the slopes and lifts without assistance. Younger members need to be able to independently recognize symptoms of cold and fatigue and to take breaks as needed. All HVRC athletes must maintain an active membership with U.S Ski and Snowboard (USSS) (https://usskiandsnowboard.org/membership). Club practices are typically held from 9:00 AM to Noon on weekends, with Wednesday and Friday night practices for those racers competing in USSS-sanctioned events. The club aims to administer five Open Cup races each season. Non-members are welcome to race in the Open Cups and can regster on race-day mornings outside the Clock Tower.

Upcoming Events

Game Night

Every Wednesday at 7:00 PM

Join your neighbors and friends for an enjoyable evening of card and board games on Wednesday evenings at 7:00 PM at the South Ridge Center. The Recreation Committee will provide a variety of card and board games, but feel free to bring along a favorite game. You may also bring along a beverage or snack if you'd like. Reservations are not required.
Please Note: For most of the events, it is necessary that reservations be made in advance, so the committee members can purchase the appropriate amount of supplies and set-up. 

In addition,
 the Social and Recreation Committee members cannot accommodate any specific requests due to dietary restrictions, allergies, or personal preferences. Please feel free to bring any food/beverage for your personal needs/preferences to any event.

Hidden Valley Foundation would like to shine the spotlight on Stokes & Nada Clarke, Hidden Valley homeowners and volunteers. Both Stokes and Nada are members of the community's Election Committee. As members of the Election Committee, Stokes and Nada volunteered their time and efforts in helping the Foundation staff members with the recent community-wide mailing of the election ballot packets. In addition to his superb envelope stuffing skills, Stokes volunteers for the Hidden Valley Mountain Metric as the event photographer. Stokes has a passion for nature photography, winning several local photo contests through the Laurel Highlands Photography Club. Nada, who is always up for an adventure, volunteers to be Stokes' photography sidekick. Stokes and Nada enjoy traveling around the United States in their RV in search of "places that are pristine and unblemished by the hand of man" and "the natural world and its wildlife." Stokes and Nada are full-time residents at Hidden Valley.

Hidden Valley Foundation would like to spotlight Chris Williams, Hidden Valley homeowner and volunteer. Chris is a member of Hidden Valley Foundation's Recreation Committee and Election Committee. She is best known for hosting the following popular events: Family Bingo Night and the extremely popular Luau Pool Party. Chris is always willing to lend a helping hand wherever needed, which is why the Foundation staff immediately called upon her to help with the recent community-wide mailing of the election ballot packet. Chris happily volunteered her time to help with the job. Chris is a full-time resident in the Hidden Valley community. When she isn't volunteering, Chris enjoys spending time with her husband, Rick, and their two dogs. Chris also enjoys traveling, especially when the destination is Florida, where her two children live, or any Disney World location.

Information about resources such as contractors and the like are also welcome as it serves to benefit the homeowners at large to share information on reliable services.  If homeowners wish to share trade or sale opportunities of items, they may do so if details and negotiations are done via personal contact.
